LAND DEVELOPMENT & SITE WORK IN UPSTATE SOUTH CAROLINA

Clearing, erosion control, grading, pads, roads and storm pipe for subdivisions, commercial sites and home lots across Greenville, Anderson, Spartanburg, Pickens and Oconee counties. Our own machines, the owners on site, and a licensed general contractor on staff.

Licensed GC on staff

Site work contracts over $10,000 are written under a licensed South Carolina general contractor.

$2M general liability

Certificate of insurance to your office the day you ask. W-9 sent before the first invoice.

Owners on the machines

Jacob and Bryce Nelson run the work and answer the phone. No dispatcher, no runaround.

811 on every dig

Utilities are located before any grading or trenching starts, every time.

FROM RAW LAND TO LOT-READY

One crew for the dirt side of the job. Take the whole scope, or just the pieces you need.

Clearing & grubbing

Trees, brush, stumps and root mat removed from the limits of disturbance. Timber and debris are mulched in place, burned where the county allows it, or hauled off.

Forestry mulching

Buffers, perimeters, easements and phase-two ground mulched in place, keeping the trees you want to save and holding the soil.

Erosion & sediment control

Silt fence, stone construction entrances, inlet protection and check dams installed first, to your approved plan, and kept up after every rain.

Rough & finish grading

Cut and fill to plan grades, lot drainage set so water runs where the engineer drew it, finish grade ready for the next trade.

Building pads

House, shop and commercial pads built in compacted lifts to elevation, so slabs and crawl spaces stay dry.

Roads & driveways

Subgrade cut and shaped, crusher run base placed and compacted for construction traffic and the final surface.

Storm pipe & culverts

Driveway culverts, storm pipe runs, ditches and outfalls set at the right fall and backfilled properly.

Utility trenching

Water line and conduit trenches dug, bedded and backfilled once 811 has marked the site.

Demolition & haul-off

Old houses, mobile homes, barns, sheds and foundations taken down and the debris hauled before clearing starts.

LICENSED FOR THE BIG JOBS

In South Carolina, contracting work over $10,000 takes a licensed general contractor. We have one on staff, so a 20-acre clearing and grading package gets contracted properly from the start, not run through a workaround.

Your office gets the certificate of insurance the same day you ask for it, and a W-9 before the first invoice. We carry $2 million in general liability coverage.

BUILT TO YOUR STORMWATER PLAN

Sites disturbing an acre or more need state construction stormwater coverage and an erosion control plan. We build to the approved plan: perimeter controls and the construction entrance first, clearing and grading inside the limits of disturbance, and repairs after every significant rain.

Clean roads, working silt fence and a site that matches the plan are what keep inspections short and the job moving.

HOW A DEVELOPMENT JOB RUNS

  1. 1

    Site walk & plan review

Send the plans or the parcel. We walk the site and the limits of disturbance with you or your engineer and flag anything that changes the number.

  2. 2

    Line-item bid

A written bid broken out the way you track it: per acre for clearing, per lot for pads, per linear foot for pipe and silt fence.

  3. 3

    Erosion control first

Construction entrance and perimeter controls go in before the first tree comes down, so the site is ready for the inspector on day one.

  4. 4

    Clear, then grade, in phases

Work is sequenced to your build schedule. Phase one is lot-ready while phase two is still being cleared.

  5. 5

    Updates with photos

Progress photos and drone shots each week, sent to you, your lender or your partners.

  6. 6

    Closeout

Final grade, clean-up and a before-and-after set for your file.

OUR OWN EQUIPMENT

Skid steer

Finish grading, stone spreading, clean-up and tight-access work.

Trucks and trailers

Moving machines between sites and hauling stone, fill and debris.

QUESTIONS WE GET

Can you contract the site work directly, or only as a sub?

Either. We have a licensed South Carolina general contractor on staff, so site work over the $10,000 licensing threshold can be contracted with us directly. We also work as the clearing and grading sub under your GC.

Do you install and maintain erosion control?

Yes. We install silt fence, construction entrances, inlet protection and check dams to your approved plan before clearing starts, and repair them after rain. We coordinate with your engineer and your site inspector on anything the inspections turn up.

Does my site need a stormwater permit?

In South Carolina, disturbing one acre or more, or being part of a larger plan of development, needs coverage under the state construction stormwater permit, and the plan is usually prepared by an engineer or surveyor. We build the job to your engineer's plan.

What happens to the trees and debris?

It depends on the site and the county. We mulch in place, burn where it is allowed and safe, or haul off. Mulching is usually the cheapest and leaves a layer that helps hold the soil.

How do you price development work?

Line items you can compare: per acre for clearing and mulching, per lot for pads, per linear foot for silt fence and pipe, and lump sums for things like a construction entrance. The bid spells out exactly what is and is not included.

How far do you travel?

Greenville, Anderson, Spartanburg, Pickens, Oconee and the surrounding counties. For larger projects outside that area, call and ask.
