The most common 5-acre mistake is paying bare-dirt prices for acreage that just needed to be open and walkable. THE "FREE CLEARING FOR TIMBER" MYTH
Every month somebody tells us a logger will clear their five acres free for the wood. At 40 acres of mature pine, maybe. At five residential acres, the math almost never works — there isn't enough merchantable volume to pay for a logging crew's mobilization, and loggers leave tops, stumps, and ruts behind anyway. Occasionally a tract has enough good pine to knock a real chunk off the clearing bill, and when yours does, we'll say so at the walkthrough.
